Price ranking in cities of silesian voivodship – Single family home

The price ranking is a fully automated process based on the average transaction prices provided in the Data Base. It is updated 4 times a year – on the last day of January, April, July and October. Additionally, on the last day of April, average transaction prices from the entire previous year are also updated.

Average prices presented in the ranking are determined on the basis of data from the secondary real estate market. For the purpose of normalization, all disproportionate prices are automatically rejected. The basis for the rejection of a price is their occurrence outside the range: [ – 1,5σ;  +1,5σ], where:  – arithmetic mean, σ – standard deviation.

Thanks to the price ranking, each quest can compare the largest cities of the Silesian Voivodeship with respect to both real estate prices and the dynamics of price changes within a certain period of time. An important and unique feature of our price ranking is that it is wholly based on the data from deeds made available by property appraisers.

In addition to general data made public, the Institute enables the acquisition of detailed statistical data on monitored areas to its members and clients. The detailed data include the minimum and maximum price, median, the number of transactions on which the average price was calculated, the number of transactions that were rejected due to disproportionate prices, etc.

The Institute can create working teams for providing the detailed market analyzes for all areas and segments of the real estate markets in the entire Silesian Voivodeship, and neighboring parts of Opole Voivodeship and Lesser Poland Voivodeship.

Created by the Institute IMARS the real estate price ranking in cities allows to compare current as well as historical real estate prices. It shows also the dynamics in the largest cities. We monitor the largest cities in the Silesian Voivodship in three basic segments of the housing market like apartments, housing estates and land for houses. The Price Ranking, as well as the Real Estate Barometer, is updated automatically, on the basis of the transactions data accumulated in the Data Base, managed by the Institute. There are around 10.000 records based on deeds introduced to the Data Base every quarter.
The transaction data used in the price ranking of the cities of the Silesian Voivodeship were collected by property appraisers with due diligence. Nevertheless, the Institute announces that the ranking provided is for informational purposes only and cannot be treated as consultancy services or any other services. The Institute does not bear any responsibility for the effects of using the information contained in the price ranking, in particular for any decision or action taken on the basis of this information.
